Needs advice on new house (Taman Sri Putra Mas,Sg Buloh)

Hi All,

Anyone out there have any idea and suggestion on new double storey house in Taman Sri Putra Mas, Sg Buloh? My bf thinking to buy one there. Not sure good or not the area there. Need advice.

Who is the developer? I feel u need to check:

1. on the developer... whether they have alredi delivered houses be4... on time or over the time stipulated...

2. the land there... whether its mining or swamp or wateva...

3. the foundation of ur house, is it backfilled land or cut land... back filled land is prone to settlement in few yrs down the road... most likely but not always the case...

4. whether they have alredi obtained the development order for the said house...

hmmm wat else ar... thats all i can think of now... hope it helps...

The developer name is Eng Beng Manufacturing Sdn Bhd..Never heard it before and no info found from the internet.. That area use to be a forest and now is already under development and will be completed end of 2009.. The double storey house there is about 300k and is free hold. The house size is 20 * 70.. The only way i know how to find out a new development is from internet however Taman Sri Putra Mas or neither the developer can be found from internet. Need advice from you and those work with property company.

U can check from the ministry of housing and local government on this developer... whether they r blacklisted and etc etc... Eng Beng Manufacturing sounds very weird for a property developer... sounds more like a manufacturer... seriously if i were u, i wont buy from developer unknown... serious... will have lotsa problem wan... cos developer can close shop and open one with a new name... no one will know... find those who have good reputation and have been in the market for long...

Thanks babysiew ;) ..... Will consider it seriously....But nowadays hard to find double storey within my bf budget around this area.. Do you have any recommendation on new houses?

I work in property development co. before but never heard of Eng Beng Manufacturing Sdn Bhd. Probably they are new but you may check with them their past record (if they have done development before). If they are new, even if they have 1 or 2 past projects, I would rather purchase from reputable developer.

If you have their brochure in hand, you should be able to trace their permit ref at the back of the brochure (normally). With this info, you may call up the ministry of housing and local government to check further information.

It is better to do more survey before you make up your mind to even pay deposit. Don't listen to the sales's sweet talk and freebies....developer always play with gimmicks....they may also offer huge amount of discount for early birds because they have marked up the selling price! Trust me if the property is good, it will sell by itself. People like us save to buy a home not for investment, bear in mind that you are not buying vege from the market, think twice and check out the developer's track record! Even they will not runaway doesnt means they will deliver their product with quality end of the day (especially when they are new to the industry, you have nothing to compare). Just need to be extra careful!

I never heard about this devepoler before. i suggest you another area called Desa Coafield between 22 x 70 sq 4rooms 4 bathrooms. My FH and I bought house there which is second phase cost us rm 202,+++. Now they develop third phase under KL Kepong.

You can view their web site for more information klk.com.my. I believe this company quite stable and new phase cost between rm 230+++.

Wish you can own your own house soon.

I have check it at http://www.kpkt.gov.my/kpkt_en/main.php and i found the developer project/license. But the license is for nearby project with the name of Taman Sri Putra. Taman Sri Putra is existing completed double storey house oppossite the Taman Sri Putra Mas. Need to ask clearly because it seems not right. Do you hear such things before? I think the actual name is Eng Beng Group and is joint venture with Junttan Piling Sdn Bhd to develop this project. Did you hear before Junttan Piling?

We did come across Desa Coafield but we both find that it is a bit too far and even highway nearby need to paid for two times of toll to reach PJ or KL area. FYI, me and my bf work in PJ area and it will cost us more to use the highway and the distance is quite far. Now he live near Damansara Damai, and experience jam even is so near. Anyway thanks for your suggestion. Can I know have you and your FH move in? or just for investment? How is the traffic there at peak hours?

We have actually view the sample unit. The phase name is Celosia. The design is quite okie except for the design of master room. It design like a L shape intention for wardrobe. How is your design? We also worried that the area will not be developed and will be "dead town" with majority is bumiputra (not to offend anyone but kinda not feeling comfortable)

Beside that do you come across Desa Bukit Indah,Sg Buloh. Quite nice the house but it is leasehold. That is one major reason we did not consider it. Anyway, do you or anyone feel that leasehold or freehold, does it matter? I feel that insecure for my future son or maybe future grandson :D (thinking too much ya,hehe)

yup heard of Junttan Piling... but my company nvr engage them be4... hmm... try to get the brochure and talk to the sales person and see... i guess u like the place becos of the location...

to me freehold is always better... some leasehold is 999 yrs but i think klang valley all 99 yrs... still its always better to have a freehold land... tho is 99 yrs for leasehold, government can take back anytime they wan...

Yup, you're right. That's what I think too. Not secure to have a leasehold land..

What is your company name? Yup, the location is nearer and hard to find double storey with that price nearby the area..

of course it is a bit jam..i suggest you going to office early & can travel by kota damansara highway more nearer cost between rm1.60 per one way right.of course i would like to prefer freehold too more better. i believe the area is develop because got a lot of people working at kl or pj staying there as well. My house is Heliconia more larger then Celosia..if not mistaken it is next to Celosia.

Anyway is up to you to decide..

I stay at Sri Putra, the 1st phase, which was not developed by the current developer. The area is far from happening places. So I am lazy to go out once I am at home. But overall, the area is quite nice to stay. No bustle and lots of fresh air :) If you/yr FH's friends are around Kepong area, then this place is ok. My hb was grown up in kepong. That's the reason why he wanted to buy here last time with the budget and the size of house that we're looking for. Jam wise... it's not that bad overall. We can use either Sg Buloh/hospital Sg buloh exit to NKVE. Traffic wise is much better than LDP. it takes me abt 30minutes to reach my office at subang.

But now I want to sell off my hse b'coz my mom is baby-sitting my newborn. It's very far for me to travel from Subang (my workplace) to OKR (my parent's hse) and back to Sri putra everyday to and fro. So you may want to think of yr future bb-sitting concern as well when you purchase yr hse.

Hi, seeing that you stay in Sri Putra before, would like to seek more advice from you. How many years you stay in Sri Putra? How much is the price when you buy that time? I guess it would be much more cheaper than the phase that selling now right? If you wish to sell your house, how much you may sell? Is it the market price for that area? How big is your house? 22*70? Any picture to show me? I might interested to buy your house :D .. Do you know what is the future development nearby especially the forest side? Me and my bf go survey and we saw a factory nearby. HEHE..sorry for so many question yeah.....Hope you will feel free to answer me.. Thanks for all the reply and advice :P

I was scouting around for a house too for months... mainly near PJ e.g. Bukit Jalil, Sri Petaling but all of them are on leasehold :(

In the end, like lcchon I bought a house in Sg. Buloh...

Am still considering the distance. Every month I ask my FH if I made the right choice in choosing the house, but he said I did (dunno whether he said that to make me feel better :P )

In any case, I borught my FPILs and they liked it a lot!!! Especially the stuff they're giving- tiles and what not. Even FMIL said that in the near future it will be a huge township, 'cos of the allocated lot for school etc.

lcchon, which house are you staying at? One day you me can be neighbours... and perhaps "mahjong kaki"??? LOL :lol:

My FH & me bought house at Desa Coafield phase 2. Now our developer built the phase 3 already. My parent's opinion also came with your FMIL. hehe. Anyway we don;t felt regret because this is our so called HOME. wow...we also would like to had freehold house which we can affort so we choose Desa Coafield.

Which part of your house locate? mind to share with me?

Hi Babes,

Finally I decided to go for Taman Sri Putra Mas, however, I need some clarifications for my doubts. Anyone who bought and staying in there could help me for the following queries:

1. Does the area will be flooded when there's heavy rain especially the lower area (Area around Phase 9A, 9B - at the end of the development) - This is my main concern and if these area really flooded, can I bring the issue up to the developer to fix it up after I bought it?

2. Will it be another access road to SPM? As current main access road is only the bridge and will it be traffic congested during prime time - morning and evening.

3. The road access to this area is not really in a good condition, especially the road nearby the factories located outside, will it be fixed and expanded into 2 lanes each way? And, will the road light along the way be fixed as well? It's a bit dark there currently without any light outside the Saujana Resort.

4. Any garbage collection issues? How the current residents there manage their rubbish?

5. How is the air condition there? Is it any air pollution as it is nearby factories.

6. Any updates on nearby developments or news?

Hope anyone with the information could reply me a.s.a.p. or any contact person who I can refer to, please PM me!

I just went there this evening, and for the prices and size and "free gift", it is very attracting me.

but what you concern also my concern too.

i really cannot find out any information and news for the developer but just now i went to the project site and get a view.

all the phase 3-4-5-6 all is completed and ppls are moving in.

so i think the developer is "ok gua", i mean by what i see.

but i'll ask my banker frend check on their background see got more information or not.

and last which phase are you going to buy?

i considering to buy the phase 9b.

hi...me and FB went to see the sample house last year if not mistaken...quit attractive...in the end we didn't buy...because we found another house we like and the price is in our budget..which is below 300k for double story link house located in bukit subang...just next to Denai alam there...is 2nd hand hse...20x70 built-up,FREEHOLD,but still veri new...the hse age abt 5 years old...the developer last time is Guthrie...now is under SIMEDARBY...my FH shift in and staying there oledi...i saw near by there still have some empty hse wait for sale...price is below 300k if not mistaken...i personally feel that area quit good...for those who looked for below 300k house and freehold...ho harm go there have a look...:-)
